How inventories, photographs, invoices, age, condition, check-out reports and rent records affect a tenancy-deposit dispute.

A deposit dispute is an evidence exercise
The landlord normally needs to show both that a tenant caused a compensable loss and that the amount claimed is reasonable. A scheme adjudicator will compare the evidence from the beginning and end of the tenancy rather than simply accepting either side’s description.
Evidence by type of deduction

| Damage | Check-in photos, check-out photos, inventory, age and previous condition, repair invoice/estimate. |
| Cleaning | Check-in cleanliness, check-out evidence, what cleaning was actually required and the reasonable cost. |
| Missing item | Signed inventory showing the item existed, plus check-out evidence. |
| Redecoration | Age and condition of decoration, extent of damage, area affected and proportionate repair cost. |
| Rent arrears | Tenancy ledger, bank statements, rent schedule and any dispute over the tenancy end date. |
Contemporaneous evidence is usually stronger
Photographs taken at check-in and check-out, dated messages and an inventory signed at the time are normally easier to evaluate than a recollection produced months later. Save the original files where possible so dates and context are preserved.
Do not let one weak record decide the whole case
An unsigned inventory is not automatically worthless and a missing inventory does not automatically make every landlord claim fail. It changes the evidence available. Compare all reliable material and identify precisely which fact each item proves.
